Land Entitlement

Seeing a project through from beginning to end requires experience, patience and perseverance. Obtaining all necessary planning and zoning permits and approvals at the local, state and federal level can be a time-consuming process. Powers has what it takes to navigate the entitlement process and reach a timely and successful outcome.

Over the years, Powers has identified and successfully entitled both residential and commercial projects. We have the experience to handle the complexities of land entitlement — whether for a residential subdivision, a commercial zoning change, a mixed-use project, or a commercial office building development. Throughout the process, we represent the property owner, tenant and investor in all facets of zoning and permitting entitlement work.

Our land entitlement capabilities include the following services:

  • Assembling the right development team, including permitting attorneys, architects, engineers, and landscape designers
  • Evaluating existing and proposed zoning by-laws, potential changes, amendments, and/or variances
  • Obtaining master site plan approvals and individual property site plan approvals
  • Obtaining building permits
  • Preparing, filing and executing Notice of Intent for: Planning and Zoning Board, Zoning Board of Appeal, Board of Health, Wetlands and/or Conservation Commission, Environmental Protection Agencies, and Highway and Transportation Agencies.
